For investment land, you may want to research planned highway and interstate development, and most states already have 5 and 10 year plans in place. Of course, most people that own land along those locations have already heard about future expansion plans, but every once in a while, you will find somebody that wants out of the way of development, and you can find some great deals.

No matter what your purpose is for buying land, it should be a piece of land that you love for some reason. If it isn't for the location, then maybe it is for hunting or building a log cabin on some day, if it is wooded and remote. Maybe it is for a farming operation or an ATV riding park. When you are looking at cheap land for sale, it helps to have a purpose in mind that will make it something you will enjoy holding onto.

If you consider that real estate prices can fluctuate and there are still many pieces of undeveloped land, then you should be prepared to hold onto land parcels for a number of years in most cases, if you hope to recoup your investment. Sometimes, adding utilities or other improvements can quickly add value, but not always. Don't think it will be a liquid asset, since unimproved land can be hard to sell, unless there is some kind of special feature that causes it to be in high demand.

Vacant land can have many purposes, and this can depend on the zoning, if there is any. For land that is located near municipalities, there may be restrictions when it comes to building on the land and the purposes it can be used for. When investigating cheap land for sale, make sure you have done your homework to avoid future disappointments or restrictions that can make it hard to resell your land.

For the most part, buying land can be a rewarding experience, as long as you do your research and plan to hold onto it for a while. You might see a quick appreciation, but chances are that it can take a few years for it to appreciate much in value, unless you have made improvements or built a home on it.
